Ordinary Terms:

The holiday cottages are located in nice surroundings and the distances stated in this magazine are approx. distances.

The cottages are well equipped, but you have to bring all bed linen, towels, tablecloths and tea towels.

Bathrooms/toilets are often rather small with showers and some only have hand showers in connection with the basin. The hot water storage is normally for 2 or 3 persons.

 

Terms of payment:

Payment is in two instalments: 1^st instalment (25% of the rent + handling charge DKK 75,00) must be paid at the latest 14 days after receipt of the hiring agreement. 2^nd instalment (75% of the rent) must be paid at the latest 4 weeks prior to the commencement of the hiring period. When booking later than 40 days before the commencencement of the hiring period the total amount must be paid at once. The hiring agreement is binding.

 

Tenancy:

From Saturday to Saturday. Time of arrival/departure are stated in the booking confirmation otherwise ask at the rental agency.

                     

Usage of objects:

The owner withholds any responsibility concerning the tenant’s usage of boats, cycles or other objects found on the premises or such in connection with the house. 

 

Extra charge:

The cataloque price is a fixed weekly rate which does not include consumption of  electricity, heating, water etc, unless this is stated otherwise in the hiring agreement. Following rates are applicable: Electricity DKK 2,00 per kWh, water DKK 50,00 per m³. The rental agency reserves the right to change the rates due to change in supply expences, taxation etc. Firewood situated at the house must be considered property of the owner. These charges must be settled at the rental agency upon departure, when the tenant returns the key, (unless stated otherwise in the hiring agreement).

 

Cancellation of hiring agreement:

Cancellation can only be made in writing and is only valid from the day it is received at the rental agency.

At annulment we charge the following fees: Up to 90 days prior to arrival : less 10% of the total rent (min. 300,00 Dkk.).

Within the last 90 days prior to arrival the total amount will be held back. If the house is re-rented the amount will be paid  back less a cancellation fee of 10% (min. 300,00 Dkk.).

By acute illness or injury in the group the money can be paid back on the following conditions:  Medical certificate is always required. The rent is paid back minus handling charge.

 

Ordinary terms:

The rental agency is committed to follow its trade in agreement with good procedure. The selection and description of the holiday cottage is made with the outmost care and on the basis of  house inspections. The rental agency is not the owner of the holiday cottage but only the communicator of the agreement between owner and tenant.

 

The rental agency is not responsible for damages that tenant, accompanying persons and the property of the persons involved suffer during the tenancy. It is the tenant’s responsibility to insure

themselves against these problems. There is a liability to pay compensation for broken items or damaged furniture.

Owner and rental agency do not take on any responsibility in connection with the occurrence of vermin (ants, insects, wasps, earwigs, flees, mice etc.) in or at the holiday cottage.

 

Owner and rental agency does not take on any responsibility for suddenly occurred damages

(storm damage, installation failure, leaks, blocked drains etc.) and the impact of those but will see to it that these damages are repaired soonest possible after the notification.

The rental agency does not take on any responsibility for any changes in relationships not connected to the house (changes in bathing conditions, fishing rights, increase in local taxes, closure of routes and shops etc., environmental damages, noise nuisance from building sites, road mending, traffic etc.) just as the rental agency does not take on the responsibility for depreciation of the stay when this is caused by climatic relations and local decisions and orders (flooding, prohibition against bathing, shortage of water, quality reduce in drinking water, closing of swimming pool etc.) The holiday cottage can only be occupied by the number of persons stated in the cataloque. Owner and rental agency have the right to refuse admittance to the extra number of guests.

Tents and caravans are not allowed on the premises. Domestic animals (free from fleas) are only allowed if there is a dog symbol in the cataloque next to the rented holiday cottage.

Owner and rental agency have the right to refuse a tenant without notice and without compensation for the tenant if the hiring agreement is broken.

It is the tenants responsibility to clean the holiday cottage. At departure  the cottage as well as the furniture and outdoor area  must be cleaned and left in the same condition as upon arrival.

Any necessary cleaning can be made at the expense of the tenant if ordered in advance.

Responsibility for defects on the rented , breach of the hiring agreement and further responsibility of any kind concerning the cottage lie with the owner. The rental agency does not take on any responsibility other than the ones mentioned in these conditions.

Owner as well as the rental agency can due to natural disaster, strike, war, pollution accidents, oil/petrol reductions, exchange restriction, epidemics or other consequences due to force majeure cancel the tenancy without notice and without taking the responsibility.

Complaints have to be made in writing, in the extend that the rental agency does not take on the responsibility, the rental agency is under the obligation to deliver the complaint to the owner.

The rental agency must urgently be notified about complaints at the latest 48 hours after arrival.

Complaints that are reported later (for instance after return home) cannot be acknowledged.

If a complaint is made too late, the tenant cannot claim compensation, price deduction, a refund or other.

In the extend that disputes cannot be solved by the intervention of the rental agency, the rental agency is obliged to give the name and telephone number of the owner to the tenant. The dispute between the owner and the tenant is hereby no longer the concern of the rental agency.

Any disagreement  between owner and tenant or between tenant and rental agency will be settled by danish legislation.

 

Further terms:

The rental agency reserves the right to changes in price due to legislation reforms, increase of taxation, foreign exchange quotations and printing errors in the cataloque. Due to these circumstances the rental agency reserves its right to change prices and conditions without notice.

The rental agency take precautions against circumstances that, due to communications, prevent the completion of the holiday also in the case of tickets being communicated through the rental agency.

The responsibility lies with the transportation companies who will have to be contacted in case of complaint and reimbursement. The rental agency reserves its right to change the number and supply of holiday cottages.
